PHASE A
Project Briefing
Initial Consultation and Client Meeting:
• Conduct a comprehensive client meeting to understand the project objectives, budget, timeline, and any specific requirements or preferences.
• Discuss and confirm the project scope of works, including identification of potential challenges or special considerations.
Desktop Study:
• Research & review available existing plans and surveys, and other relevant documentation and information.
• Analyse local Planning Scheme regulations and authority requirements that may impact the project. Conduct List / title search.
• Investigate existing services, utilities, and any potential site constraints such as zoning restrictions, easements, or environmental considerations.
Site Visit and Analysis (if required):
• Conduct a site visit to assess the existing conditions, site access, topography, surrounding context, etc.
• Conduct site measure / 3D scan and notes to document the current state of the site.
PHASE B
Concept Design & Planning Permit Documentation
Concept Design:
• Develop initial concept / schematic designs and incorporate client feedback. Refine design ideas to align with project goals and client requirements.
Authority Consultation:
• Provide advice on potential planning or permitting challenges and strategies to address them.
Specialist Consultants:
• Identify the need and services required for specialist sub-consultants and coordinate their works, investigations, input and requirements for the continuation of the project.
Preliminary Design Development:
• Address key design elements, including site layout, building orientation, massing, materials, etc.
Planning Permit Submission:
• Prepare and compile drawings, reports, and documentation required for Planning Permit submission.
• Submit the Planning Permit Application and provide ongoing support during the planning approval process.
PHASE C
Detailed Design & Building Permit Documentation
Detailed Design Development:
• Continue the development of detailed design drawings, for all disciplines.
• Integrate feedback from the planning approval process and refine designs to ensure compliance with all statutory and regulatory requirements.
• Collaborate and coordinate all information received from specialised consultants.
Project Specification (if required):
• Prepare detailed specifications for materials, finishes, fixtures, and equipment.
• Develop a comprehensive schedule of materials and products to be used in the construction.
Final Documentation:
• Present the final detailed design and documentation to the client for review and approval.
• Produce the final set of drawings, specifications, reports, and certificates required for Building Permit Application submission.
• Coordinate with all relevant consultants to ensure that all necessary documentation is accurate and complete.
• Submit all documentation required for the Building & Plumbing Permit Application.
• Provide support throughout the permit approval process.
